What is Monitor-Based Commissioning?

Building MBCx

Modern building systems are complex, with many moving parts and a large exchange of data. Most facility operations staff are stretched too thin to monitor every moving part of these modern building systems, let alone pinpoint exact causes for concern. This is where Monitor-based continuous commissioning (MBCx) comes into play.

MBCx is a process in which a building's mechanical and electrical systems are continually monitored and adjusted to ensure that they are operating at peak efficiency. This process can involve using sensors, data analytics, and control systems to detect and correct issues such as energy waste, equipment failures, and other problems that can affect a building's performance. The goal of continuous commissioning is to improve the energy efficiency and overall performance of a building while also reducing costs and environmental impact.

When do you implement MBCx?

MBCx is usually implemented during and after a building commissioning project to identify and correct performance degradation that can occur over time. This ongoing monitoring and analysis service also provides a key opportunity for operators to get to know their building systems technology, better understand performance data, and integrate trend logs into their ongoing operational practices.

Stages of MBCx:

  • Document normal operating ranges for each monitored system

  • Define high-priority systems for performance monitoring to narrow the focus of monitoring to the most critical systems and issues

  • Create a Monitoring Action Plan (MAP) to provide structure for defining the analysis that will occur during the MBCx process

  • Identify any issues and opportunities

  • Implement corrective actions

  • Verify Performance Improvement

  • Implement reporting, documentation, and training
