Energy Savings Performance Contracting

Benefits of Energy Performance Contracting

  • No (or low) upfront capital required

  • Guaranteed energy savings

  • Zero taxpayer impact

  • Increased comfort and environmental quality

  • Reduced operation and maintenance expenditures

  • Reduced building emissions

  • Turnkey implementation

Organizations face many facility-related challenges ranging from aging infrastructure to increasing operational costs and rising energy prices. Energy Saving Performance Contracting (ESPC) is an established financing and delivery method authorized by the United States Congress that allows you to pay for infrastructure upgrades using resultant energy, and operation and maintenance savings over time.

With this approach, upgrades of interrelated systems are bundled together into one comprehensive project and paid for with the funds you would have normally spent on utility and maintenance bills. After the initial investment is repaid, you continue to enjoy energy savings beyond the contract.

Common Energy Savings Improvements

  • Air distribution systems and equipment

  • Automatic temperature control systems and equipment

  • Cooling systems and related equipment

  • Electric motors, transmissions, and drive systems

  • Exhaust systems and equipment

  • Heating and heat distribution systems

  • Hot water systems

  • Lighting (indoor and outdoor)

  • Renewable energy systems

  • Special systems (kitchen/dining equipment, swimming pools, laundry equipment, etc.)

  • Ventilation systems and equipment

  • Water-using systems (toilets, sinks, showers, etc.)

How Millig Differs from other ESCOs

When you procure under EPC legislation, you will get responses from two types of ESCOS: Brokers and Vendors.

  • Brokers can be large, publically traded firms and smaller one- to two-person firms that package and sell energy improvements. No matter the size, one thing brokers have in common is that it’s rare to find one with in-house engineering, construction, and commissioning services. Instead of doing the work themselves, brokers serve as “middlemen” between owners and trades.

  • Vendors specialize in packaging energy improvements with their HVAC products and long-term service agreements. Again, it’s rare to find in-house engineering, construction, and commissioning services within an HVAC ESCO Vendor organization.

What differentiates Millig Design Build from brokers and vendors is that, while we procure under EPC legislation, we’re more than an ESCO. We’re a full-service, product, and vendor-independent engineering and construction firm that specializes in facility retrofits — everything from energy system upgrades to building health and safety, to core infrastructure needs.

We also deliver projects differently than an ESCO

Our experience has shown that having design, construction, and commissioning in silos leads to over-engineering, rework, change orders, finger-pointing, and delays.

By bringing everything in-house—and working in an integrated design-build manner from concept through completion—we’re able to shorten schedules and more efficiently deliver higher-quality solutions at a guaranteed maximum price—not a penny over budget.
